Terms and Conditions of Real Estate Auction
The property will sell in its present existing condition with all faults and without warranties provided by the seller or REALTOR/Auctioneers whatsoever. The property will sell for cash. $3,000 or 10% of the contract price (whichever is greater) down the day of auction with the remainder due upon delivery of the deed and marketable title. Purchaser to arrange for their own financing. The sale is not subject to any inspections or financing that might be required by the high bidder’s lender. All costs for high bidder’s loan will be the responsibility of the high bidder and not the seller. Real estate taxes to be prorated to the day of closing. The seller reserves the right to refuse the last high bid. A Transaction Fee of $150.00, to be shared equally between the Seller and Buyer, shall be paid to Countrywide Realty, Inc. at the time of closing. The Seller and Buyer further agree that any closing fee charged by a closing agent, settlement agent or escrow agent involved in the closing of this transaction, shall be paid by the Buyer. Each and every bidder is urged to inspect the property before submitting a bid on the property. Personal Property Auction Terms
All items will be sold “as is” “where is”, without warranties or guarantee by Sellers or Auctioneers. All items will sell to the highest bidder. The final bidder is required to pay for the purchase regardless of its faults. Everything will sell for cash, certified check, company or personal check when accompanied by bank letter of credit guaranteeing payment on demand for total purchases over $1500.00. Purchases must be paid for on the day of sale. All purchases to be paid in U.S. Funds.
*A 5% buyers premium will be charged on all items purchased at the auction.
All items are purchaser’s responsibility once auctioneer says “sold”. Nothing removed until settled for. Buyer is responsible for any and all sales or
